Our Shade Structure Build Process

  1. Site consultation & budget alignment. We assess sun exposure, prevailing wind direction, attachment conditions (if house-mounted), existing roof structure, and utility locations. We align on budget range and structure type before design begins.
  2. Design (2D/3D renderings). Your Senior Designer creates a full layout showing structure dimensions, column locations, integration with surrounding patio/kitchen/landscape, and any add-ons (heaters, fans, screens). You approve the design before engineering starts.
  3. Structural engineering. Stamped calculations for footings, columns, beams and connections sized for your site’s wind exposure and soil conditions. Ledger connections (if attached) are engineered to the existing structure. Coastal and hilltop sites get additional wind-load analysis.
  4. Permits. We submit engineered plans to your local jurisdiction (City of San Diego DSD, County PDS, City of Encinitas, City of Poway, etc.) and pull the building permit. Electrical permits are pulled separately when heaters, fans or lighting require dedicated circuits.
  5. Footing excavation & pour. Footings are sized per the engineer’s specs (typically 24″x24″x24″ minimum for freestanding; deeper for wind-exposed or hillside sites). Anchor bolts or post bases are set in the pour.
  6. Column, beam & roof installation. Structure is erected, connections are made per engineered details, and roof panels or louver modules are installed. Every connection is documented with photos and uploaded to your Live Project Tracker.
  7. Electrical, heaters, fans & screens. Wiring is pulled through pre-installed conduit. Heaters, fans, lighting and motorized screens are mounted and tested.
  8. Inspection & close-out. Final building and electrical inspections, project documentation uploaded, walkthrough with you to confirm everything functions.

Permits & Engineering

In San Diego County, most shade structures require a building permit. The threshold varies by jurisdiction, but any attached patio cover and any freestanding structure over a certain size or height requires engineered plans and a permit. We handle everything:

  • Building permit: Required for attached patio covers (ledger connection to house), freestanding pavilions, and most louvered systems. We submit stamped structural plans with footing details, beam/column sizing, connection details and wind-load calculations.
  • Electrical permit: Required when the structure includes dedicated circuits for heaters, fans, outlets, lighting or motorized screens/louvers. We prepare one-line diagrams and load calculations.
  • Setback and height compliance: We verify your structure meets rear, side and height setbacks per your zoning. Attached covers must comply with lot coverage limits. We confirm before design, not after.
  • HOA/ARC/DRC: If your community requires architectural review, we prepare shade structure submittals (elevations, materials, colors, dimensions) as part of the overall ARC package and run review in parallel with City/County permits.
  • Coastal/CDP: In coastal jurisdictions (La Jolla, Del Mar, Solana Beach, Cardiff, Encinitas coastal zone), shade structures may trigger Coastal Development Permit review. We verify and manage the path.
  • WUI/fire zones: In Fire Hazard Severity Zones (Poway, Olivenhain, RSF, Santaluz, etc.), pergola and pavilion materials must meet ignition-resistant requirements. We specify compliant materials from the start.

Heaters, Fans, Screens & Lighting

A shade structure without integrated comfort elements is a shade structure you under-use. We design these into the structure from the start so conduit, gas lines and structural mounting points are in place before the roof goes on, not retrofitted after.

  • Heaters: Infrared electric (most common for louvered and pavilion applications) or natural gas (for attached covers with existing gas proximity).   • Ceiling fans: Rated for damp/wet locations. Mounting height, blade clearance and electrical circuit are specified in the engineering package.

What louvered pergola brands do you install?

We install dealer-grade systems from Struxure, Renson and equivalent commercial-quality manufacturers. We do not install DTC (direct-to-consumer) kits. Dealer-grade systems have heavier frames, higher wind ratings, integrated gutters and manufacturer-backed warranties. Can you add heaters and screens to a pergola?

Yes, and we strongly recommend designing them in from the start. Heater mounting points, gas/electrical pre-wires, screen tracks and motor locations are all specified in the engineering package so they are built into the structure, not bolted on after the fact. Can a pergola be attached to my house?

Yes. Attached covers use a ledger board connection to your house’s framing, which must be engineered to transfer loads properly. We verify your existing roof/wall structure can support the connection and engineer the ledger detail accordingly. Freestanding structures are also an option if you prefer not to attach.

What is your On-Time Guarantee?

For projects $25k and above, we provide the only written on-time completion guarantee in San Diego County. If we cause a delay past the agreed completion window, we compensate you: $1,000 for one week late, $2,000 for two weeks, or 10% of the project cost for three or more weeks.

How long does a pergola or patio cover take to build?

A standalone attached cover typically takes 2 to 4 weeks once permits are in hand. A louvered system runs 4 to 6 weeks (lead time for louver modules plus installation).
