What We Build
Every IID outdoor kitchen is masonry-constructed (CMU block core, steel-reinforced where required, veneered in stone, stucco, tile or porcelain) with poured or prefab concrete countertops or natural stone slab. We do not install prefabricated modular islands. Our kitchens are permanent, permitted structures built to California code.
Typical scope includes:
- Island configurations: L-shape, U-shape, straight-run, peninsula with bar seating, or multi-island layouts with separate prep and grill zones.
- Appliances: Built-in grills (gas or hybrid), side burners, pizza ovens, smokers, warming drawers, outdoor-rated refrigerators, ice makers, kegerators, sinks with hot/cold water.
- Gas infrastructure: Dedicated gas line from meter, isometric gas plan, BTU load calculations, shutoff valves, flex connectors to code. We pull the gas permit and coordinate inspection.

Our Outdoor Kitchen Build Process
Every outdoor kitchen follows the same engineered sequence. No step gets skipped. No phase advances until the previous one is documented and verified.
- Site consultation & budget alignment. We visit your property, discuss your vision, confirm utility locations (gas meter, electrical panel, sewer/drainage), and align on a realistic budget range before any measuring or design work begins.
- Design (2D/3D renderings). Your Senior Designer creates a full layout showing island dimensions, appliance placement, countertop overhangs, bar seating, circulation flow, and integration with the surrounding patio and shade structure. - Permits. We pull gas, electrical and building permits as required. Gas isometric plans, one-line electrical diagrams, BTU load calculations and structural details (if shade is integrated) are prepared and submitted. Full permit details.
- Utility rough-in. Gas line, electrical conduit, and plumbing (if sink) are trenched and roughed in before any masonry begins. Conduit sleeves are installed for future additions (lighting zones, AV, additional circuits).
- Masonry construction. CMU block island core, steel reinforcement where required, veneer application (stone, stucco, tile, or porcelain). Every phase is documented with photos and uploaded to your Live Project Tracker.
- Countertop fabrication & install. Template after masonry is complete; fabrication; install with proper overhangs, edge profiles and cutouts for appliances and sinks.
- Appliance set & connection. Appliances are set, gas connections are made with proper flex connectors and shutoffs, electrical is terminated, plumbing is connected.
- Inspection & close-out. Final inspections (gas, electrical, building as applicable), project documentation uploaded, and walkthrough with you to confirm everything works.
Permits We Handle
Most outdoor kitchens in San Diego County require at least a gas permit and often an electrical permit. Depending on the scope, a building permit may also be needed (especially when a structural shade cover is integrated). We handle all of it.
- Gas permit: Required for any new gas line. We prepare the isometric gas plan with BTU load calculations, pipe sizing and shutoff locations. Filed with the City or County depending on your jurisdiction.
- Electrical permit: Required for new circuits. We prepare the one-line diagram with load calculations and GFCI specifications. Dedicated circuits for refrigeration, lighting and outlets.
- Building permit: Required when the kitchen includes a structural shade cover (pergola, pavilion, louvered roof) or when retaining walls are part of the kitchen terrace.
- Plumbing: Required when a sink is included. We coordinate drainage to sewer or approved outlet per local code.
- HOA/ARC/DRC: If your community requires architectural review (Santaluz, Del Sur, Fairbanks Ranch, RSF, etc.), we prepare and submit the kitchen design as part of the overall ARC package.

Materials & Countertops
San Diego’s sun exposure, temperature swings and (in coastal areas) salt air dictate material selection. We specify:
- Island core: CMU block with steel reinforcement. Not wood framing (fire risk, rot, pest vulnerability) and not prefab modular (no structural integrity, cannot be permitted as permanent).
- Veneer: Natural stone, manufactured stone, stucco, porcelain tile or ceramic tile. Selected for heat resistance, UV stability and maintenance profile.

Do you install prefab or modular outdoor kitchens?
No. We build permanent masonry outdoor kitchens with CMU block cores, steel reinforcement where required, and stone/stucco/tile veneer. Prefab modular units cannot be permitted as permanent structures in most San Diego jurisdictions, they lack structural integrity, and they do not hold up to San Diego’s sun and heat the way masonry does.
