WUI Zones & Fire-Smart Compliance
A significant percentage of San Diego County is mapped as Very High or High Fire Hazard Severity Zone. If your property is in a WUI zone, your fire feature must meet specific material, clearance and ventilation requirements. This is not optional. It is code. And it is the area where most contractors get it wrong because they design the feature first and check the fire zone after.
We do the opposite. We check your FHSZ status before design and build compliance in from day one:
- Clearance to combustibles: Minimum distances from the fire feature to any combustible material (pergola, fence, structure, vegetation) per California Fire Code and local amendments. These distances vary by feature type, BTU output and whether the feature is under a roof or open sky.
- Non-combustible construction: In WUI zones, fire feature materials, adjacent decking, overhead structures and nearby fencing may need to meet ignition-resistant or non-combustible ratings. We specify from the start.
- Defensible space coordination: Fire features near the defensible-space boundary require careful placement relative to Zone 0, Zone 1 and Zone 2 requirements. We coordinate with the overall landscape plan so the fire feature, planting and hardscape all comply together.
- Spark arrestor / screen: Where required by local fire authority, we include spark arrestors on fireplaces and appropriate safety screens on fire pits.

Our Fire Feature Build Process
- Site consultation & fire zone check. We visit your property, confirm FHSZ status, assess gas meter location and line routing, and discuss feature type, size, placement and integration with your patio/outdoor room. Budget range is aligned before design.
- Design (2D/3D renderings). Your Senior Designer creates the fire feature layout showing dimensions, placement relative to seating, clearance-to-combustibles verification, veneer/cap selections, and integration with surrounding hardscape and landscape.
- Gas plan & permits. We prepare the isometric gas plan with BTU load calculations, pipe sizing and shutoff locations. Gas permit is filed. If the fireplace is structural (chimney, significant masonry), a building permit is also filed.
- Gas line rough-in. Dedicated gas line is trenched from the meter to the fire feature location, with shutoff valve at the feature. For fire pits integrated into patios, gas line is roughed in before the patio base is installed.
- Masonry construction. Fire pit, fire table or fireplace is built: CMU block core, firebox (for fireplaces), burner pan/ring set, veneer and caps applied. Every phase documented and uploaded to your Live Project Tracker.
- Burner, media & connection. Burner is set, gas connection is made with proper flex connector and shutoff, fire glass or log set is placed, and the feature is tested for flame pattern and shutoff function.
- Inspection & close-out. Gas inspection (and building inspection if applicable), documentation uploaded, walkthrough with you to confirm everything operates correctly.
Permits & Gas Infrastructure
- Gas permit: Required for any new gas line. We prepare the isometric gas plan with BTU load, pipe sizing and shutoff locations. If the fire feature shares a gas line with an outdoor kitchen, we size the line for the combined load.
- Building permit: Required for full masonry fireplaces (structural chimney) and in some jurisdictions for fire pits integrated into structural elements. We file when applicable.
- Clearance verification: We document clearances to combustibles per California Fire Code and local amendments. This documentation is part of the permit package and protects you during inspection.
- HOA/ARC: If your community requires architectural review, the fire feature design is included in the ARC submittal with location, dimensions, materials, and clearance documentation.
Materials & Fuel Options
- Fuel: Natural gas (most common; direct connection to meter, no tank refills) or propane (for properties without gas service; requires concealed tank). We do not build wood-burning fire features. Wood burning is restricted or prohibited in many San Diego jurisdictions, especially WUI zones, and produces particulate emissions that violate SDAPCD rules on no-burn days. - Burner: Stainless steel ring burner (fire pits), linear trough burner (fire tables), or H-burner/log lighter (fireplaces). BTU output is sized to the feature dimensions and your desired flame profile.
- Media: Tempered fire glass (most popular; available in dozens of colors), lava rock, or ceramic logs for a traditional look in fireplaces.
- Masonry core: CMU block with steel reinforcement for fireplaces. Non-combustible throughout.
- Veneer: Natural stone, manufactured stone, stucco, porcelain tile. Selected to coordinate with patio, seat walls and overall outdoor room aesthetic.

How much does a fire pit cost in San Diego?
A masonry gas fire pit starts around $5k installed. A fire pit integrated with seat walls typically runs $12k to $25k. Linear fire tables run $8k to $20k. Do I need a permit for a fire pit or fireplace?
A gas permit is required for any new gas line. Full masonry fireplaces with structural chimneys may also require a building permit. Fire pits connected to existing gas lines with proper shutoffs may not require a separate permit in some jurisdictions, but we verify for your specific location and pull all necessary permits.
Can I have a fire pit in a WUI zone?

Can I still have a wood-burning fire pit in San Diego?
We do not build wood-burning fire features. What is the difference between a fire pit and a fireplace?
A fire pit is a low, open-top feature (round, square or linear) that radiates heat in all directions. A fireplace is a vertical structure with a firebox, chimney/flue and hearth that directs heat forward. Fireplaces provide a stronger design statement and more focused warmth but cost more and require more space. Fire pits are more social (everyone sits around them) and more flexible on placement.
Natural gas or propane?
Natural gas is preferred for permanent installations. The line connects directly to your gas meter, so there are no tank refills. Propane is the option for properties without gas service; the tank is concealed in the masonry base or in an adjacent enclosure. We size the gas line for BTU demand and coordinate with any other gas appliances (outdoor kitchen, heaters).
What is your On-Time Guarantee?

How long does a fire feature take to build?
A standalone fire pit takes 3 to 5 days once gas is roughed in. A fire pit integrated with a patio and seat walls is built as part of the overall project timeline (typically 6 to 10 weeks for the full backyard). A masonry fireplace takes 2 to 3 weeks for construction plus gas connection and inspection.
