One continuous cobble surface — an Otay Ranch patio rebuild

Project Snapshot

Location Otay Ranch, Chula Vista (91913)
Style Transitional
Timeline about 4.5 weeks
Price Range $16k-$19k

– Pavers: Angelus Antique Cobble II (Standard) 60MM, multi-tone blend, modular field pattern with soldier-course border
– Coverage: 705 square feet installed
– Polymeric sand: NextGel 50lb bags, Tan colorway
– Steps: 10 linear feet of paver bullnose, including riser and tread
– Pergola footings: 4 concrete footings, 24×24-inch with anchor straps
– Irrigation: one valve relocated within 25 feet of original location
– Subgrade: about 2 cubic yards of soil hauled off site

Final grade was set to move surface water away from the foundation. No drain pipe was installed because the existing downspout had no available tie-in point, so the drainage approach relied on positive surface grade.

Total build duration was about 4.5 weeks, or 24 working days. Phase order: demo and root mitigation, grading and base prep, pergola footings, paver installation, compaction and poly sand.

Project Story

Overview

Removed a cracked early-2000s slab and replaced it with 705 sf of Angelus Antique Cobble II 60MM pavers as one continuous surface — from the bullnose at the sliding glass door, across the covered patio, and down the side-yard run. The cobble is tumbled and multi-tone, set in a modular field with a soldier-course border, with 10 lf of bullnose steps and four concrete pergola footings tied in. Twenty-four working days on site.

It reads as one surface from the slider all the way down the side and that made the yard feel twice as big.

The Challenge

  • The existing concrete patio had cracked and heaved, leaving uneven surfaces across the backyard.
  • The side-yard walkway had heaved at the root line, so the back-door step into the patio felt unlevel and a little unsafe.
  • The covered pergola was sitting on the same failing slab; the rebuild called for real concrete footings under those posts before any new hardscape was laid.

What Changed

705 square feet of Angelus Antique Cobble II interlocking pavers replaced the cracked concrete slab across the backyard patio, covered pergola area, and side-yard walkway. Four new concrete pergola footings and a 10-linear-foot bullnose step landing completed the hardscape rebuild.
How INSTALL-IT-DIRECT Helped
The crew demoed the existing concrete — wire mesh and rebar throughout — prepared the compacted base, poured four 24×24-inch concrete footings with anchor straps for the pergola posts, then laid 705 sf of Angelus Antique Cobble II in a modular field with a soldier-course border. Paver bullnose steps land the slider at the back door, and one irrigation valve was relocated within 25 feet of its original position to clear the patio footprint.

Design & Build

The Plan

  • Material selection: Angelus Antique Cobble II 60MM in a multi-tone blend for the patio and walkway field

  • Pattern layout: modular paver field with a darker soldier-course border defining the patio and walkway edges

  • Pergola footing work: four 24×24-inch concrete footings with anchor straps, one per post

  • Step design: 10 linear feet of paver bullnose steps at the sliding glass door

  • Drainage approach: finished grade used to move surface water away from the foundation because no downspout tie-in was available

The Build

Demo and Root-Damaged Concrete Removal

Existing concrete with wire mesh and rebar was broken out and hauled off. Root-related slab damage was addressed during demolition before grading and new base preparation began.

Grading and Base Prep

The subgrade was excavated, graded, and compacted. Approximately 2 yards of soil were hauled away before the paver base and bedding layer were prepared.

Pergola Footings

Four 24x24-inch concrete footings with metal anchor straps were poured into excavated forms, one per pergola post.

Paver Installation

Angelus Antique Cobble II units were set in a modular field pattern with a darker soldier-course border. Bullnose steps were installed at the sliding glass door, and one irrigation valve was relocated within 25 feet of its original position.

Compaction, Poly Sand, and Final Checks

The finished paver field was compacted, NextGel Tan polymeric sand was swept into the joints and activated, and final completion checks wrapped a build of about 4.5 weeks, or 24 working days.

Frequently Asked Questions

How much does a paver patio installation cost in Chula Vista?

Costs vary based on square footage, paver grade, demo scope, and site access. This 705-square-foot project, which included concrete demo, four pergola footings, bullnose steps, and irrigation valve relocation, sold at roughly $17,000.

Do I need a permit for a paver patio in Chula Vista?

Permit requirements depend on scope and location. At-grade paver patios are often different from structural work, retaining walls, or drainage changes, so homeowners should verify requirements with the City of Chula Vista before starting.

How do you maintain polymeric sand in a Chula Vista paver patio?

Sweep or blow debris off the surface regularly, avoid pressure-washing directly into the joints, and inspect joints after heavy rain. If a section erodes, additional polymeric sand can be swept in and activated with water.

How long does a 700 sf paver installation take in Otay Ranch?

This project ran about 4.5 weeks on site, or 24 working days. The schedule included concrete removal, base prep, footing pours, paver installation, polymeric sand, and final completion checks.

Do interlocking pavers crack from tree roots like concrete does?

Concrete slabs can crack when roots lift a rigid surface. Interlocking pavers are individual units set over a prepared base, so future movement is usually more localized and repairable than a cracked slab. Root conditions still need to be handled during prep before new pavers go in.

What is Angelus Antique Cobble II and why was it chosen for this project?

Angelus Antique Cobble II is a 60MM interlocking concrete paver with a cobblestone profile and multi-tone color blend. It suited this traditional Otay Ranch exterior and provided a durable surface for the patio and side-yard walkway.
