Project Story

Overview

A bare-soil front yard in 4S Ranch was replaced with 687 sf of synthetic turf, decorative rock beds, low-voltage path lighting, and updated drainage. The yard now looks sharp year-round without irrigation or lawn maintenance.

The Challenge

  • Bare compacted soil across the 687 sf now under SiteOne Turf1 Rye plus 935 sf of stabilized DG, with no curb appeal and no usable green space.
  • Outdated irrigation meant runoff across the driveway and walkway edges every time the yard was watered, prompting a drip-valve upgrade in this scope.
  • With no groundcover, the yard collected debris and required constant raking just to look presentable from the street.

What Changed

The front yard went from bare compacted soil to a finished landscape with 687 sf of SiteOne Turf1 Rye synthetic turf, 1,820 sf of decorative rock and DG groundcover, and 10 low-voltage path lights. Surface water now routes through 30 lf of SDR35 drain line to a pop-up emitter at the property edge, keeping the driveway and walkway dry after rain.
How Install It Direct Helped
The lot at 17093 Oculto Way had been bare compacted soil between the paver entry walkway and the curb. The home's existing hardscape — a curved paver walk, a low segmental retaining wall, a mature shade tree — read 'almost done.' The dirt zones flanking it were the unfinished half. Two curved islands of SiteOne Turf1 Rye now wrap the shade tree, separated by 395 sf of AZ river rock and 935 sf of stabilized desert-gold DG, and held by 124 lf of Imperial bender board. The drip valve upgrade and a 30 lf SDR35 drain line went in the same trench so the yard was opened once. Ten Pro-Trade PTH1 path lights run on a 150W transformer with a smart-socket timer.

Market Context

Front-yard landscape installs in 4S Ranch combining synthetic turf, decorative rock, and low-voltage lighting typically range from $28,000 to $45,000 depending on turf area, drainage complexity, and the number of lighting fixtures.

Neighborhood Context

4S Ranch is a planned community in north inland San Diego known for low-maintenance front yards, drought-tolerant plantings, and consistent street-level appearance. Many homeowners in the area lean toward synthetic turf and decorative rock to reduce ongoing water and maintenance costs while staying within their HOA's landscape guidelines.

Over 1,000 five-star reviews and 1,500+ San Diego homeowners served.

Design & Build

The Plan

Project plan
  • Two curved synthetic turf islands shaped around an existing shade tree, separated by AZ river rock and barkwood gravel beds

  • 935 sf of stabilized Desert Gold DG as the primary groundcover zone, bordered by 490 sf of barkwood gravel (3/4 in.) and 395 sf of AZ river rock (3/4 in.-1 1/2 in.)

  • 124 lf of Imperial bender board installed as edge restraint around all turf perimeters to hold shape over time

  • 10 Pro-Trade PTH1 aluminum bronze path lights (2.5W, 2700K LED) on a 150W stainless steel transformer with smart socket timer, wired

  • 30 lf of 3-inch SDR35 drain line with downspout connection and PVC pop-up emitter to channel roof and surface runoff away from foundation

  • Drip valve upgrade including pressure regulator, up to 40 lf of schedule 40 PVC, 100 lf of drip line, and up to 15 emitters for planting beds

The Build

Build phases

The site supervisor completed staging and demolition checklists early in the project, verifying excavation depths, drainage routing, and base prep requirements before materials were ordered.

Existing landscape fabric was stripped, the bare-soil subgrade was re-graded, and curved edge restraint was staked out across all turf and rock-bed zones. The irrigation valve cluster was exposed and evaluated for upgrade.

The drip valve replacement, the 30 lf of SDR35 drain line, and the low-voltage path-light wire all went in the same trench. We opened the yard once. The valve serves a single pressure-regulated drip zone for the planting beds; the drain line ties into a 3-inch downspout connection and exits through a PVC pop-up emitter at the property edge.

Class II road base was compacted across all turf areas. Weed cloth was laid before gravel and DG zones were filled and leveled. Imperial bender board edging was installed along all turf-to-rock transitions.

SiteOne Turf1 Rye was cut, fitted, and nailed with 5-inch 40D nails. Seams were secured and Imperial Camofill antimicrobial infill was spread at a rate consistent with 687 sf of coverage. AZ river rock, barkwood gravel, and stabilized DG were distributed across their respective zones.

Ten Pro-Trade PTH1 path lights were staked, wired, and connected to the 150W transformer. Plants were placed in the rock beds and tied into the new drip valve zone. A final walkthrough confirmed all edges, drains, and fixtures were secure before closeout.

Frequently Asked Questions

How much does artificial turf installation cost in 4S Ranch, San Diego?

This 4S Ranch project came in at approximately $32,000-$39,000 for 687 sf of synthetic turf plus decorative rock, DG, path lighting, and drainage work. Turf-only installs in the 92127 area generally run $12,000-$18,000 for similar square footage. Adding rock beds, lighting, and drainage brings the total up. Get a site-specific quote for an accurate number.

Does synthetic turf in 4S Ranch require HOA approval?

California Civil Code Section 4735 generally limits HOAs from banning artificial turf outright, though HOAs may still set quality and appearance standards such as pile height or color. Review your specific HOA guidelines and consider consulting your HOA or attorney before selecting a product to confirm your community's requirements.

Do I need a permit for a front yard landscape install with drainage in San Diego?

Most landscape installs combining turf, decorative rock, and low-voltage lighting fall within the City of San Diego's landscape scope and typically don't require a building permit, but specifics depend on your project. Projects involving gas lines, retaining walls taller than 3 feet, or significant grading do trigger permits. Check with the City of San Diego or your contractor before work begins.

How do you maintain artificial turf with decorative rock and DG?

Synthetic turf needs occasional rinsing and a stiff brush to keep the blades upright, especially in pet areas where antimicrobial infill like Imperial Camofill was used on this project. Stabilized DG holds its shape without much intervention. River rock and barkwood gravel beds rarely need attention beyond clearing leaf debris. There is no irrigation and no mowing.

How long does a front yard turf and landscape install take in San Diego?

This project ran 42 working days across about 8 calendar weeks from site setup through finished install. Most residential turf and landscape installs in San Diego span 6-10 weeks of build time depending on scope, plant sourcing, and weather.

What synthetic turf product was installed in this 4S Ranch project?

The crew installed SiteOne Turf1 Rye, a 72 oz. total weight product with a 1.5-inch pile height in an olive green and tan blade color. It was infilled with Imperial Camofill antimicrobial pet infill and nailed with 5-inch 40D nails into a compacted aggregate base.

4S Ranch HOA covenants don't ban synthetic turf, but they reward yards that read as 'finished' from the curb — clean edges, consistent textures, no bare soil. The homeowners already had a curved paver entry and a shade tree they wanted kept; the only thing the front yard needed was a softscape that earned the rest. Two turf islands, curved to match the existing walkway, with a single river-rock bed running between them — that was the whole design. The drip valve upgrade and the SDR35 drain went in one trench so we opened the yard once. — Steve Brown, Designer & Account Lead, Install It Direct
