Project Story

Overview

Cracked concrete and old landscaping came out of this San Carlos front yard in 92119. In their place: about 1,080 square feet of Angelus Courtyard pavers with paver steps, about 930 square feet of turf, a 95 foot white picket fence with three gates, river rock, new planting, a curb-outlet drain and 12 low-voltage lights. The crew built it in about two weeks, June 30 to July 10, 2026.

The Challenge

  • The front yard's concrete was cracking and the landscaping was dated.
  • Water from downspouts and the yard needed a proper path to the street.
  • The yard had no clear edge or entry from the sidewalk.

What Changed

The front yard that was cracked concrete is now pavers, paver steps and turf inside a white picket fence, with drainage that carries water to the street and 12 lights for the evening. About two weeks on site, closed out July 18, 2026.

How INSTALL-IT-DIRECT Helped

Demo took out the cracked concrete, old brick and flagstone. Drainage came next: about 97 feet of drain line, six downspout connections, a catch basin and a core through the curb. Irrigation valves were relocated, walls were built and finished, and then the pavers, steps, turf, river rock, planting, fence and lighting went in.

Design & Build

The Plan

  • Replace the cracked concrete with about 1,080 square feet of Angelus Courtyard Combo pavers, including paver steps at the grade changes.

  • Lay about 930 square feet of Imperial Desert Rye turf with infill.

  • Frame the yard with a 95 foot white picket fence, 3 feet tall, with three gates.

  • Build a Bastione wall and finish a block wall in stucco.

  • Move roof and yard water to the street with drain line, a catch basin, downspout connections and a curb outlet.

  • Add AZ river rock, stepping stones, new planting and 12 low-voltage lights.

The Build

Demo

Cracked concrete and about 105 square feet of old brick and flagstone were removed and hauled off.

Drainage and irrigation

About 97 feet of 3 inch SDR35 drain line went in with six downspout connections, a 12 inch catch basin and a curb core outlet. Irrigation valves were relocated clear of the new paving.

Walls

A Bastione 12 inch wall was set on a footing, and a block wall was finished in stucco.

Pavers and steps

About 1,080 square feet of Angelus pavers went down over compacted base with polymeric sand, with paver steps at the grade changes.

Turf, fence, planting and lighting

About 930 square feet of turf, the 95 foot picket fence with three gates, river rock, stepping stones, planting and 12 low-voltage fixtures finished the yard.

Frequently Asked Questions

How much does a paver and turf front yard cost in San Carlos?

This San Carlos front yard came in at about $55,000 to $62,500 for about 1,080 square feet of pavers with steps, 930 square feet of turf, a 95 foot picket fence, walls, planting, curb drainage and 12 lights.

Can a front yard drain to the street through the curb?

Often, yes, with the right outlet. This project ran drain line and downspout connections to a catch basin and cored the curb so water exits at the street instead of pooling on the walk. Local rules apply, so they are confirmed first.

Can a picket fence go in with a paver and turf project?

Yes. Here a 3 foot white picket fence with three gates was built along 95 feet of the yard as part of the same build, so the fence posts and the paving edges were planned together.

How long did it take?

The crew was on site from June 30 to July 10, 2026, and the project closed out July 18.
